'Cause it looks like I've found a flat.  I'm not going to say too much in case it falls through (and I'm desperately trying not to get my hopes up too high), but it's a very nice 2 bed/2 bath top floor flat near Sutton and the asking price is right near the upper level of my limit.  So if everything goes as expected, I may well have a new address by the start of July :-D
